For example, can you finish the basement or attic so it creates a bonus room for the future homebuyers? This can be a huge selling point for a large family that already planned on turning one of those spaces into a room. By doing it for them, you save them the hassle, and they are more willing to take a second look at your house.

If your roofing tiles are in okay condition, but are not eco-friendly, consider upgrading them to entice people who want to reduce their carbon footprint as much as possible. If one of your stairs creaks slightly when you walk on it, have it repaired before you start showing the house again.
